The bonus for heights and FSR could result in buildings with up to 30% more coverage or height.

This uplift option needs to be considered in the public submission for the five Ku-ring-gai Council Alternative Transport Oriented Development (TODs) that is now out on public exhibition.

The alternative scenario for 45 storeys in Gordon could potentially be uplifted to 60 storeys!  



Deicorp Plots 10 More Storeys for Approved Rhodes Tower

Deicorp’s upscaled Rhodes tower proposal that adds 10 storeys to its approved tower is now on exhibition.

The privately owned builder-developer filed plans for the project in 2023—a 32-storey development of 214 apartments at 1-9 Marquet Street in the inner-west Sydney suburb. 

It won approval for the tower in the City of Canada Bay local government area in May this year.

The latest updates to the tower take it to 42 storeys, and the proposals, assigned as a State Significant Development, are now up for consultation. 

The amended project proposes six basement levels with car access to Marquet Street, and a podium of 22 apartments plus 14 retail residencies from the ground floor to level three. 

The tower would now comprise 274 apartments up to level 41 with communal areas at the ground floor as well as levels one and four.

The site is in the Station Gateway West Precinct.

It is the latest project to take advantage of the NSW Government’s incentives to encourage affordable housing, with the developer seeking a 25.8 per cent floorspace ratio and height incentive by providing 12.9 per cent, or 44 units, as affordable housing.

The building on the 2917sq m site that now houses six derelict homes will comprise 52 one-bedroom, 161 two-bedroom, 60 three-bedroom apartments, and a penthouse apartment of four bedrooms. 

It will contribute to “housing diversity and stability for increasing population as well as providing employment generating floor space in a highly accessible location proximate to existing employment,” the application from Gyde said.

Deicorp executive manager Rob Furolo said that the Marquet and Mary project at Rhodes “underlines Deicorp’s commitment to delivering urgently needed new housing, including housing for essential workers in locations close to public transport”

“Our latest project will deliver a stunning new building in a vibrant mixed-use precinct close to shops, cafes and great recreational spaces around Sydney Olympic Park.

“It will include 42 affordable housing units in a building designed by one of Australia’s leading architecture firms Fender Katsalidis, that will be located across from Rhodes train station and a walk from Concord Hospital.”

The project would also contribute to the transformation of the Rhodes East Precinct, which was rezoned in late 2021 after being nominated by the City of Canada Bay Council as an area for potential renewal.

Deicorp also took advantage of the affordable infill changes for its Crows Nest tower this year, adding five storeys.
